Water Street Tampa unveils new looks at first residential complex, Heron - Tampa Bay Times

Within six months, residents will start moving into cushy new digs in Water Street Tampa.

They’ll do so at Heron, the residential and retail complex at 815 Water Street, which is scheduled to start pre-leasing units later this year, and moving people in by March. It will be the first apartment complex to open in the $3.5 billion mega-development whose backers include Bill Gates and Tampa Bay Lightning owner Jeff Vinik.

Developers Strategic Property Partners this week released the first renderings of the finished product, and outlined some of the details and amenities people will see.

The complex includes two residential towers with a combined 420 units, including 198 one-bedroom apartments, 214 two-bedroom apartments and eight three-bedroom apartments. Fourteen apartments are penthouse suites with panoramic views. The developers have not disclosed price points.

Atop the towers will be a landscaped rooftop pool with cabanas and outdoor barbecue areas. Linking them on the sixth floor will be a 30,000-square-foot garden incorporating “biophilic design” to replicate the feeling of a natural setting.

The base of the building will be anchored by 40,000 square feet of retail space, including Tampa Bay’s first Greenwise Market by Publix. More restaurants and retail will be announced soon. It will all be flanked by a 45-foot tree-lined sidewalk.

“With Heron, we set out to create a building that celebrated the elements that make Tampa so special," Strategic Property Partners CEO James Nozar said in a statement. “Heron offers a wide range of homes, each thoughtfully designed to allow direct access to the Florida sunshine and weather through expansive glass openings leading out to extensive private and communal terraces. We are honored to introduce these new residences that will further support and enhance the downtown Tampa waterfront and all it has to offer.”

The Heron details come less than two weeks after Strategic Property Partners topped off another residential tower at 1011 E Cumberland Drive. That 23-story building will have 388 apartments, a library, a rooftop fitness center and yoga room, a swim spa and recycling rooms on every floor.

Water Street Tampa covers 56 acres in downtown Tampa. When it’s finished, developers say it will offer 1 million square feet of office space, 1 million square feet of retail space, 3,500 housing units, a pair of new luxury hotels, 13 acres of green space and the University of South Florida’s Morsani College of Medicine and Heart Institute.
