Work is nearing completion on 45 East 7th Street, a seven-story residential building from Morris Adjmi Architects in the East Village. Developed by Immobiliare Capital, Premier Equities, and Nexus Building Development Group, the project required approvals and insight from the Landmarks Preservation Commission before work proceeded on the property, which sold for $9.15 million in 2017. The edifice will contain 21 condominiums marketed by The Tavivian Team from Douglas Elliman and range from one-, two-, and three-bedroom layouts. There will also be ground-floor retail.
Recent photos show the state of work at the site, which is located at the intersection of Second Avenue and East 7th Street. The detailed façade, which features a checkerboard pattern of warm-colored brick masonry, contrasts nicely with the clean grid of recessed rectangular windows. The last major portion of the exterior to be installed is the deep cornice along the roof parapet. The metal framing that will hold it in place is already up and ready for the next stage of assembly.
45 East 7th Street’s completion will finally mark the end of what has been a protracted transformation of the parcel. Since the tragic gas explosion on March 26, 2015 that destroyed three buildings between 119-123 Second Avenue and claimed two lives, the plot had been cleared and left empty for a number of years before a design for the new structure came to light. The nearest subways are to the west and include the 6 train at Astor Place and the R and W trains at the 8 Street-NYU station on the corner of East 8th Street and Broadway.
Work should likely finish before the end of the year.
