As New York City’s Department of Buildings begins to accelerate its review of new building proposals, a permit application from City Creek Reserve’s development team reveals an 11-story mixed-use building in Chelsea, Manhattan.
The through-block construction site is located at 144 West 15th Street in one of the neighborhood’s most heavily trafficked areas. The existing five-story structure was completed in the late 1920s and formerly operated as a religious chapel and administrative space for The Church of Jesus Christ of Latter-day Saints, also referred to as the Mormon Church.
Permits filed with the DOB do not indicate any integration of the existing building in the new development, but it is important to note that developer City Creek Reserve functions as the real estate arm of the Mormon Church.
Designed by Aufgang Architects, the building will eventually comprise 79,839 gross square feet. However, the project will only convert 61,102 square feet into occupiable floor space.
This includes approximately 50,000 square feet of residential area and almost 11,000 square feet of community facilities. While the specific activation of the community facility was not disclosed, the documents do reveal that this component will span both the ground floor and cellar levels.
At this time, both renderings and an anticipated date of completion have not been revealed by the project team.
